Initially, the borrowers had considered purchasing land and building a new facility, however, when they considered the costs of building compared to buying an existing assisted living facility, they determined that it was more cost effective to find something already existing that they could use and remodel and/or adapt if necessary.

The borrowers seek the acquisition of the property at 256 Shatow Street Baltimore MD from Coat & Simms  Enterprizes, a seasoned veteran in the Assisted Living Industry. The seller is selling the real estate and non-real estate business assets and this request is for financing for the purpose of buying all assets. The borrowers have negotiated to purchase the business for $250,000.

Coat & Simms  Enterprizes, Inc. was established in 2005 as an "S" corporation in the state of Maryland. Coat & Simms  Enterprizes, Inc. is owned and managed by Mr. Jim Seley (51 % owner) and Mrs. Loen Seley (49% owner) Coat & Simms  Enterprizes, Inc. is an adult assisted living management company providing housing for elderly persons. Services, including housekeeping, meals, transportation, nursing assistance and entertainment, are provided for the residents.

Service contracts are provided to the residents offering a wide-range of services tailored specifically to meet each individual's need. Depending on the level of care provided, the living arrangements range from semi-private to private rooms. All rooms include a bed, bedside table, lamp, chair, dresser, bath linens and bed linens. For example, services include: three meals a day, transportation to medical appointments, physical assistance, personal care services, services such as assistance with eating, and all aspects of personal hygiene, and dressing. Additional services include:

• Dressing and clothes selection

• Medication management

• Continence management

• Showering or bathing

• Socialization and activities

• Mobility and transferring

That's why we meet with each resident and family and conduct an assessment -prior to move-in and at regular intervals after move-in -to understand the need for assistance and support in many important areas.

The Principals of Coat & Simms  Enterprizes, Inc. has partnered with Clair Ollens and Ben Ollens, who have over 30 years of cumulative experience in the assisted living industry and have demonstrated abilities in the management and operation of running a senior care assisted living facility. Coat & Simms  Enterprizes, Inc goal is to provide quality care to seniors by providing a setting that the residents enjoy. The staff of Coat & Simms  Enterprizes, Inc will be on site 24 hours a day to provide qualified professional care. The staff is trained in all aspects of general care, medical management and CPR. The assisted living industry markets its product in the retirement community of ages 65 and older, the target market in ages 75 plus. The profile of an average resident is an 81-year-old widowed female. As the population of the United States ages, there will be a continued need for the supported life style offered by these communities.
